Review your application
We read your application the way the agent and referencing company will, before they do.
Rental Approval Service
Finding the right rental is only half the battle. We review your application, strengthen your referencing and affordability position, and support you through to a signed tenancy.
£245 flat fee, paid upfront · Pets or no pets
Why it matters
An accepted offer is not a signed tenancy. Between the offer and the keys sit referencing, affordability checks and a lot of paperwork, and this is where good applications fall through. Sometimes the holding deposit goes with them.
What we do
We read your application the way the agent and referencing company will, before they do.
Gaps in income evidence, credit history or references are flagged while there is still time to fix them.
Practical advice on affordability, guarantors, rent in advance and the documents that make a difference.
Where needed, we help you handle the letting agent or landlord so an accepted offer becomes a signed tenancy.
Newcomers without a UK credit history, people moving for work, families with pets, first-time renters and anyone who has been caught out by referencing before. If you have found the property, we help you keep it.
“I worked with Russell on referencing, and he has been an indispensable support—I could not have navigated the process without him. More than that, Russell went above and beyond the task at hand to ensure my interests in the property were protected. He is a true professional with high-calibre negotiation skills and market insights. From my experience, Russell is the ultimate local property advisor for anyone planning a move to the UK.”
How it works
A one-off £245 payment. No subscription, no commission.
A short questionnaire about the property, your situation and where the application stands, then you book a call.
We review everything, tell you what to fix and support you until the tenancy is secured.
If it doesn’t work out
Sometimes a property falls through for reasons nobody can fix. The Pets Lets E-Broker Service searches the market for you, so you are not starting again on your own.
FAQ

If the property falls through, the Pets Lets team can help you find another one through their E-Broker Service.
Yes. The Pet Request Clinic helps you ask for permission to keep a pet. Rental Approval is for when you have found a property and need help getting your application approved.
Not sure yet?
Free and no obligation. We’ll reply by email, usually within one working day, with where we think the risks are.
Please note: as referencing decisions are made independently, we cannot guarantee that an application will be approved or that a tenancy will proceed.
