Renters’ Rights Act 2025

The rules have changed. Your paperwork needs to catch up.

Blanket “no pets” clauses no longer hold. Tenants can now make formal written pet requests that you must respond to within 28 days with a reasonable ground for any refusal. These templates are built around those requirements.

Respond within 28 days

The Act requires landlords to respond to a written pet request within 28 days. The Pet Request Form and built-in deadline tracker ensure you never miss the window — and have everything documented if challenged.

Document your decision

A refusal must be based on a specific, reasonable ground. The Pet Screening Checklist gives you a clear record of what you considered — including the NRLA-aligned safety checks and HMO considerations.

Protect your property

The Tenancy Clause, Pet Addendum, Behaviour Policy and Deposit Guidance work together to set enforceable conditions, avoid prohibited charges, and protect your position at check-out.

FAQ

Common questions.

What happens after I pay?

You receive an email with individual download links for each of the seven templates within a few minutes. You can also retrieve your links from the success page using your email address.

Are these templates compliant with the Renters' Rights Act 2025?

Yes. The templates are designed around the Act's pet request provisions: a structured request form with a built-in 28-day deadline tracker, compliant screening checklist, tenancy clause, pet addendum, behaviour policy, and deposit guidance that respects the Tenant Fees Act five-week cap. They are general guidance and not legal advice — we recommend a solicitor review for complex situations.

What does the consultation call include?

A 30-minute 1-to-1 with our lettings specialist. We'll walk through your pet policy, cover how to structure any additional clauses that protect your property, and answer your specific questions about a pending or future pet request.

Can I use the templates across multiple properties?

Yes — you own them outright. Use them for as many tenancies as you need. No per-use fees.

What if my download link expires?

Links are valid for 90 days. If yours has expired, email us at hello@sayyestopets.co.uk and we will send a fresh link.

Templates and guides are general information, not legal advice. The Renters’ Rights Act provisions referenced apply to tenancies in England — different rules apply in Wales, Scotland and Northern Ireland. For complex situations we recommend seeking independent legal advice. Terms apply.
